Specialty home searches · Reno & Northern Nevada

A home without an HOA.
Room for your priorities.

Looking for a home without association dues? Compare established neighborhoods and individual parcels, then verify the ownership details for the specific property.

A focused search, not a guarantee that every property in a neighborhood is non-HOA.
Know what you are buying

What does “no HOA” mean for your search?

Start with the property

An area name, an older home or a $0 dues field does not by itself confirm that there is no association. Ask for the current seller disclosures, title report and recorded documents, and resolve conflicting information before relying on a listing description.

Crystal can help narrow the search by home style, lot size, location and your reason for avoiding an HOA.

Match the home to your plans

Tell Crystal if your priorities include an RV, boat, detached workshop, additional dwelling, animals or a particular exterior design. Those uses need their own zoning, permit and recorded-restriction checks.

No HOA is not the same as unrestricted property or permission to build.

Where to begin

Explore areas, then verify each home.

These are regional search starting points—not a verified list of entirely non-HOA developments. Each includes different parcels and subdivisions; some properties have associations and others may not.

Search starting point

Established central & northwest streets

Compare older detached-home pockets separately from condominium and newer infill associations. Start with a neighborhood guide, then ask Crystal to identify homes whose current records show no HOA.

ZIP buttons open all matching homes in that postal area. They do not filter for non-HOA status. Use the focused-search request below to tell Crystal that no HOA is a requirement.
